One of Oklahoma’s Poorest Communities is Booming
Looking ahead, 2024 may be the year Oklahoma real estate values flip one of our poorest communities around to become one of our wealthiest and most valued, and it's all due to the "Oklahoma Disneyworld."
Unless you've spent the entire year with your head on your desk, you've no doubt heard about the American Heartland theme park that was proposed and recently broke ground in Northeastern Oklahoma.
The two-billion-dollar project was announced earlier this year with a plan to build it outside of one of the Sooner State's poorest communities--Vinita, OK.
That's not a dig at Vinita. If you've been, it's a quaint little town that could use a big boost to their community.
That being said, the boom is already happening... at least for those who own land in the area.
Out of curiosity over the weekend, I started looking at available properties in and around the state. After all, you can't find a good deal if you're not looking, right?
If you organize Oklahoma listings by price, the most expensive listings in the whole state are those around the fourth-poorest town of Vinita.
Average acreage listing price around Vinita - $143,634.00 per acre.
That's just the crazy average asking price. The prime location piece of land that's for sale directly across the road from the future American Heartland theme park is a staggering $322, 580.00 per acre!
What a day to own land outside one of Oklahoma's poorest communities.
Of course, there are still plenty of Okies who think American Heartland will stall and never be completed, but an equal amount of people hope for the best.
